A: No, we usually have multiple applications for each property at the same time. The property will go to the most qualified candidate that gets his or her deposit in.

A: No, the security deposit is completely separate and in addition to rent.

Q: Is the deposit refundable?
A: Yes, after any funds needed to get property to the condition it was given to you in are taken out (except normal wear and tear). Deposit or remainder of deposit will be sent within 30 days from the lease end date. Please remember to provide a forwarding address!

Q: Who needs a cosigner?
A: Anyone who cannot financially secure the property on their own. TEXdot prefers full term of rent paid upfront rather than a cosigner.

Q: I want to get a pet. What do I do?
A: You fill out a pet application included in the lease application. The application is reviewed and if approved you pay the determined nonrefundable pet deposit. There will be an addendum added to lease contract if one already exists. If a pet is accepted after the lease is in effect, then a pet addendum is drawn up for all parties to sign.

Q: I want to move out, but my roommate wants to stay. What do I do?
A: Pay fee equal to two months’ rent or buyout. Your lease agreement will be terminated and a new one written up for roommate if he/she qualifies.

Q: My lease expiration is coming and I want to move out. What do I do?
A: Provide written notice at least 45 days prior to the lease end date. Ensure property is clean, all lightbulbs are working and property is in the condition you received it by the lease end date. We will begin marketing the property to rent 30 days prior to the lease end date. During this time we will put a lockbox on the door and a sign in the yard. You must reasonably allow for showings of the property during the last 30 days. If you do not want a sign in the yard, lockbox on door and showings during the last 30 days. You can pay fee equal to two months’ rent.

Q: Who is responsible for paying for repairs & maintenance requests?
A: All requests for repairs must be in writing. If the repair is a result of normal wear and tear the cost is covered. If it is a result of negligence or excessive wear and tear the tenant will be responsible. If we come to a property at a scheduled agreed upon time for a repair or any other reason and were denied access in anyway, a $75.00 fee will apply.
